Owning a Chalet

Can Norton Park Manage My Chalet for Me?
There is no central management at Norton Park. As a chalet owner, you can choose to employ a local company to manage the marketing, changeovers, bedding and maintenance for you or opt to do it yourself. The park itself offers no services and has no involvement in renting chalets.

What Are the Costs of Owning a Chalet?
As an owner, you pay:
  • Annual Ground Rent
  • Business Rates / Council Tax
  • Electricity
  • Water
  • Insurance

How much is the Ground Rent?
Each chalet pays annual ground rent to the freeholder of the park. This varies in price, depending on whether it is a one or two-bedroom chalet and when it was built. As a guide, the average ground rent is £1200 for a 2 bedroom chalet and £800 for a one-bedroom. Ground Rent increases every 5 years in line with the annual RPI index.

Business Rates or Council Tax?
You have to pay for one of these. If you are using the chalet for yourself as a holiday home, you pay Band A Council Tax with South Hams District Council. If you are letting the chalet as a business, you can apply to the council for Business Rates (approx £1000pa). Note that if the chalet is your only rateable property, you should qualify for Small Business Rate Relief and therefore, your Business Rates are zero.


How Do I Market My Chalet Rental Business?
Many people use booking companies such as Airbnb, Booking.com and VRBO to generate bookings. Some people use local letting companies in Dartmouth. You can Google this for more information and to do some research.

How Much Will I Earn?
That depends on how many bookings you get and how you price your chalet! If you try and rent your chalet for £900 in the summer when other chalets are £700, you may not get the bookings! Do some price research on Air BnB, Booking.com and VRBO. Remember that if you are employing a changeover company, you will be paying on average £80 per changeover for the cleaning and linen. 

Can You Do Changeovers and Linens for Me?
Yes, please call our partners Davcotts Cleaning on 07733 818481; they can manage the changeovers. They offer an exceptionally high level of service and charge approx £80 for a changeover with linen and towels for a 2 bedroom chalet.

How Long Are The Leases?
The chalets were all sold with 99-year leases and were built between 1967 and 1972. So on average, there are between 45 and 50 years remaining.

Can I extend the Lease?
There is no information on this at the moment. The Freeholder of Norton Park may choose to offer lease extensions but to date has not formally offered this option or indicated a price.

Can I Choose My Own Insurance?
The insurance is an annual specialist package from a company called Goldpark. Average costs are £150 per year for a 2 bedroom and £120 for a one-bedroom. This is for the buildings insurance - you can add contents insurance if you wish for an additional sum.

How Do I Pay for Electricity?
Electricity is supplied and billed through Norton Park. The managing Agents (Aspect Surveyors Ltd) read your meter once a year and send a bill for the number of units used. 

Do the Chalets Have Coin Meters?
Most chalets have coin meters so you can charge your customers for the electricity they use in your chalet. You empty the meter and bank the coins. Remember, the chalet owner pays the annual electricity bill to the Freeholder of Norton Park.

Who Supplies The Water to My Chalet?
If you are on Council Tax, the supplier is South West Water. If you are on Business Rates, you can choose which commercial supplier of water you want to use. You receive a bill much like your home property - the company reads the meter on average twice a year and sends a bill for water used plus the standing charge.
